姚敏毓


  • Ms. Yao is the Founder and CEO of Seiko Capital, a real estate firm that supports oversea investors to invest in Japan. 
  • Before founding Seiko Capital, Ms. Yao was the Deputy General Manager of Mizuho Trust Bank, one of the largest financial group in Japan. Ms. Yao was responsible for overseas investors launching their Japan first real estate investment. Before that she has been the gatekeeper for Japanese pension plans to invest into foreign real estate funds. She has successfully raised JPY30billion for European and US funds.
  • Worked at both Mitsui Sumitomo Trust Bank and Orix Corporation during her 11 years real estate securitization career, covering major institutional clients around the region as a lender, deal arranger, etc..
  •  Ms. Yao  holds a certificated master degree from Association of Real Estate Securitization of Japan. She is also a registered real estate broker. 
  • Received a Master degree of Economics from the Osaka University. Before came to Japan, she was study at Nankai University.

Achievement

The first deal of foreign investors investing in Japanese real estate has not been easy for a long time.
It has no advantage over property sourcing, structure construction, DD, loan search, and local investors, and it takes time to close a deal.

What’s Real estate Trust Beneficial Interest

  • The legal basis for the beneficial rights of real estate trusts is the Trust Law promulgated in 1922. Real estate trust beneficial interest is also called TBI.
  • In the trust structure, the relationship between the original owner, the trustee and the beneficiary is as follows.
  • The trustee is the legal owner of the trust asset. In Japan, only trust banks or trust companies licensed by the Finance Department can become trustees.
  • Beneficiaries are entitled to the economic benefits of trust assets.
